Sachin: In the real world, transfer of traditional physical assets (such as land & building) is generally recorded and maintained by a centralised agency, like a Government Registrar for Properties. However, for Digital Real Estate / Tokenisation of Real World Assets, the transfer of Digital Assets / Fractional rights over a property has to be recorded by an impartial, immutable agency. This role is played by storing the custodial ledgers of the Users’ ownership of these fractional ownership rights / Digital Real Estate, using DLT / Blockchain. Once the transfer of the Digital Assets are recorded on Blockchain, the act as a verifiable & immutable record, securing the holder’s rights over fractional ownership of assets.
TimesTech: What is your outlook for India’s real estate sector in 2025, and how is Alt DRX driving this transformation?
Sachin: The Indian real estate sector is poised for significant transformation in 2025, driven by socio-economic shifts and technological advancements.
Luxury housing will continue to be very strong in Tier-1 cities, focusing on high-net-worth individuals seeking exclusive locations and premium amenities. The dual demand structure will open up different opportunities in the market.

It is already gaining precedence in commercial real estate but would trend up in residential spaces as well for better efficiency and user experience.
Blockchain technology will play a central role as it changes the dynamics of real estate transactions with increased transparency and security, reduced fraud cases, and eliminates delays. It will result in an improved reliable ecosystem for both property buyers and sellers.
